Proposed development plan for Johnston Island PUD.

Two restaurants, floating docks or marinas, canoe/kayak launch areas and more are proposed in new plans submitted to the city of Atlantic Beach for Johnston Island.
The property under the bridge and located at 14051 Atlantic Blvd. would also have refueling stations; passive park and resource-based recreation activities on approximately 1.1 acres; no residential dwelling units; and approximately 80 parking spaces, according to the 2019 Future Land Use Map (FLUM), Planned Unit Development (PUD) and development plan.
The Atlantic Beach Community Development Board voted unanimously to recommend approval of the amendment to the FLUM and PUD. The applicant, Bridge Tenders, LLC., is seeking map amendments to the FLUM of the 2030 comprehensive plan in regards to one parcel containing one-half acre of Commercial (CM) and 3.6 acres of Residential Low Density (RL) to one half acre of Recreation/Open Space (R/O) and 3.6 acres of CM, as well as a modification of the previously approved Johnston Island PUD.
In 2005, a PUD rezoning with a written description of allowed uses and a development plan were approved, illustrating 10 single-family homes, 18 boat slips, a floating club and 61 parking spaces. Both items — amendments to the FLUM of the 2030 comprehensive plan and the PUD amendment — will both go before the City Commission.
